Construction Manager as Agent (CMAA) is a professional construction management delivery method designed for owners who want expert oversight without transferring financial risk to the construction manager. In this approach, the CM acts strictly as the owner’s representative — not the builder — providing leadership, coordination, and strategic guidance throughout design and construction.

Unlike General Contracting or CMAR, the CMAA does not hold trade contracts or provide a Guaranteed Maximum Price. Instead, the owner contracts directly with contractors while the CMAA manages budget tracking, scheduling, procurement coordination, quality control, and communication. This structure offers maximum transparency and owner control. Because the CMAA is not financially at risk for construction costs, their role remains purely advisory and advocacy-focused.
