Carleton College Student Housing
This multi-year project included construction of 12,015 SF of passive student housing at Lilac Hill (107 new beds) and 39,301 SF of student housing at Union Street (77 new beds), advancing Carleton College’s goal of expanding townhouse-style living options to 20% of campus housing. The project began with demolition of eight aging houses, eliminating significant deferred maintenance that would have required substantial investment while still falling short of modern expectations for energy efficiency and accessibility. Building new proved to be the most effective long-term solution in both performance and value.
Terra constructed 11 townhomes designed to provide equitable residential living and learning environments that support community connection, cultural housing programs, and student engagement. The project is Phius Certified, meeting rigorous passive building standards that significantly reduce energy use for heating and cooling while enhancing comfort, durability, and sustainability.
